The office building Seine Avenue was acquired from The Carlyle group in November 2017.
On the Seine river bank in Asnières-sur-Seine, adjacent to La Défense, Seine Avenue is an office complex with excellent visibility.
The building was acquired with a significant vacancy (only 40% occupancy rate). A renovation project has been implemented to upgrade the lobby, increase the staff capacity and implement H2S (HEMISPHERE SMART SERVICES), a best in class service concept (flexible fitness, auditorium, co-working space, work café and collaborative rooms). Supported by a new marketing campaign, the ambitious letting strategy has been successful with the signing of 6 new tenants since acquisition and several re-gears of existing tenants.
The asset is currently 93% occupied.
Seine Avenue was sold to a French REIT (Perial) in December.
